A check out report should be completed as soon as possible once a tenancy has ended, ideally the tenant should be present to discuss any observations made. Our Property professional will attend the property at a pre-arranged time to document the key return, report on the condition of the property and take meter readings.
The check out report is used to check the property is returned in the same condition as before the tenant moved in (less reasonable wear and tear). The check out report should be compared against the check in and inventory reports to help identify and deterioration in the condition of the property and/or any damaged or missing items which can be attributed to the tenant.
Without a check out report it can be very difficult to prove liability, which is essential when trying to claim on the deposit to cover any costs of damages, repair/replacement or any cleaning that may be required.
