You should begin each new tenancy with a check in. The check in should occur before the tenant moves any furniture or personal possessions into the property. A member of our team will meet the tenant on move in day in order to complete and document the handover of the keys.
We record the meter readings, the location of the meters and check the smoke and, where fitted carbon monoxide alarms. The check in report also contains a general condition report of the property, including supporting photographs; however, the report is not as detailed as an inventory and should not be solely relied upon should any disputes arise over damage to the property.
We recommend combining the Check In with the Inventory. If an inventory report is available or combined with the check in, the new tenant would be given the opportunity to go through the inventory report and compare it to the property whilst we are on site, we then record any valid comments made by the tenant and add this information to the report.
