It is highly recommended that periodic inspections are done during a tenancy in order to confirm that the tenants are looking after your property and not breaching any conditions, e.g. Number of occupants, pets, nothing illegal etc. The inspection report is also useful in identifying any defects with your property early on before it grows into a bigger problem, it’s always best to nip defects / issues in the bud early on.
It is recommended to inspect your property at least once every six months.
We will visit your property at a pre-arranged time, with your tenants if possible, in order to complete an inspection and condition report which would be documented with supporting photographic evidence, together with any recommendations or conclusions for repair or maintenance work which may be required. Unlike other inspectors we will also look at your property externally to see if there are any obvious defects, particularly those that could lead to damp issues, such as blocked gutters, pointing issues etc.
Regular inspections will ultimately help to promote a positive relationship with your tenant as it will show them that you have a vested interest in the condition of the property and their living conditions which should, in turn, encourage goodwill, respect and an environment where the tenant feels comfortable in raising any queries or concerns they may have regarding the property or their tenancy which otherwise they may not have raised.

The downpipe was disconnected on the join, due to this not being noticed and fixed straight away it results in further damage
Must have been like that for a while as the wall has been penetrated by water, resulting in loose/weak mortar and water ingress

This is a basic one, the tenant in this HMO had removed the smoke detector., if this had gone unoticed the results could have been very costly for the landlord
This is something many people don't check however it's important that it is checked, the vent on the chimney
Many tenants will block up the vents to avoid a draft, however this can result in damp issues
Bowing wall, this could prove to be very dangerous, especially if it fell on somebody, it could have serious implications for the landlord
